Marlin Spring US Realty remains committed to enhancing the resident experience and had an action packed year executing on value add projects in 2023 despite the market volatility.
Over the past year, it has invested close to $12 million dollars on capital improvements across its portfolio and renovated over 280 units. Upgrades included new flooring, countertops, appliances, backsplashes and installing up-to-date technology, such as smart thermostats and smart locks. It also entirely re-branded a 264 unit community in the Austin, Texas submarket which involved new signage, modernized exterior painting, the addition of exterior yards and the first multifamily community based pickelball court in the area!
Other amenity updgrade projects carried out during the year included improvements to existing mechanical, plumbing, and electric systems, landscape and fitness centre upgrades, and exterior and hallway renovations. These core improvements ensure its homes are current in both design and structure which ensures a more enjoyable experience for residents and helps to enhance the market value of the portfolio.
